How long does it take to build?Most projects will have 4-8 months of active construction. That's from pulling the permit to obtaining the certificate of occupancy. Pre-construction and permitting can take anywhere from several weeks to over a year, depending on the project. Many of these activities are outside our control.

Who handles permitting?We will handle all paperwork and coordination with municipalities for permitting individual projects for construction. We are not responsible for rezonings, variances, subdivisions, and other land development activities.

Who handles design selections?If you already have specs for the home design, we will certainly work with those. But please remember: We are not a custom builder. You can personalize and make design decisions, but this will be limited to one 60-minute consultation. In that time we will work through: Paint, fixtures, flooring, cabinets, countertops, and hardware.

What is included in our pricing?Our prices reflect all hard construction costs on a flat gently sloping lot. Here's what is NOT included in our pricing: - Clearing - Rough grading - Septic systems - Impact fees - Building permits - Landscaping - Water/sewer/power lines past 30' - Driveways past 30' The second step of our process is evaluating your site to provide a turnkey price for your project.

Do you offer a warranty?Yes, all homes come with a one year door-to-door and two year systems warranty.

Where do you build?We are based at the NC/SC state line and are licensed to build anywhere in the Carolinas.
